Space Coast Living

Chapter 02 · Deep Spotlight

Viera, the planned heart of Brevard.

Built from former ranchland by The Viera Company, Viera is the county's largest master-planned community, and it is still growing.

Viera works because it was designed for daily life. Schools, parks, groceries, and a hospital are all a short cart ride away, and new villages keep adding pools, trails, and playgrounds.

It sits on I-95 almost exactly in the middle of the county, which makes it a natural compromise for households with one commute north to the Cape and one south to Melbourne or Palm Bay.

The villages

Addison Village

One of Viera's newest villages, north of Viera Boulevard. Resort-style pools, a large amenity center, parks, and active new construction from several builders. Expect newer landscaping and CDD fees on top of HOA dues.

Central Viera

The heart of Viera, near The Avenue, the county government center, Viera Hospital, and USSSA fields. A mix of townhomes, condos, and family homes, plus Viera High and Quest Elementary nearby.

Heritage Isle & 55+

Active adult enclaves like Heritage Isle with a clubhouse, fitness center, pools, pickleball, and tennis. Low-maintenance single-family and villa homes, with lawn care often included.

Next door: Suntree

Just south of Viera, with mature oaks, more established landscaping, Suntree Country Club golf, and many areas without a CDD fee. Homes date mostly from the 1980s to 2000s.

Viera East

The original Viera, east of I-95, with Duran Golf Club, mature trees, lakes, and established resale homes. Lower CDD fees than the newer villages and a quieter, settled feel.

Viera West

The growth frontier west of I-95, with new villages, builders, and amenity centers rolling out. Larger new homes, Viera's newest schools, and golf cart paths, but more construction traffic for now.

New construction

Builders change often. Ask about incentives, rate buydowns, and lot premiums before you sign at the sales center.

Who builds in Viera

All building is approved by the master developer, The Viera Company, so each village keeps a consistent look. Builders rotate as villages sell out, so confirm the current lineup.

Viera Builders

The Viera Company's own building arm and the most common name across newer villages, with coastal and craftsman designs.

National production builders

Names like Pulte and Lennar have built in Viera villages, with open plans and bundled finishes. The lineup changes by phase.

55+ communities

Active adult villages with clubhouses, pickleball, and low-maintenance single-family and villa homes.

Luxury and custom builders

Gated enclaves and estate lots attract local custom builders for lakefront and larger homes.

Life in Viera

Golf & carts
Many Viera streets and multi-use paths are golf cart friendly, so families ride carts to school, the pool, and The Avenue. Duran Golf Club in Viera East is a public course with a driving range and restaurant, and Suntree Country Club is just south. Check HOA rules for cart registration and parking.
Health
Health First Viera Hospital sits right in the community with an emergency room, surgery, and specialty care. Orlando Health and Health First offices, urgent care clinics, and pharmacies line Murrell Road and Stadium Parkway, so most appointments are a short drive.
Nature
The Ritch Grissom Memorial Wetlands, known as the Viera Wetlands, have a drive-through loop where you can see herons, spoonbills, alligators, and big sunsets. Lakes and conservation areas weave through the villages, with walking trails around many of them.
Parks
Viera Regional Park has playgrounds, sports fields, a splash pad, and a dog park. Every village adds its own pocket parks, pools, and playgrounds, and Wickham Park and the Brevard Zoo are both about 15 minutes away.
Shopping & dining
The Avenue Viera is the town center, with restaurants, shops, a movie theater, and free concerts and events on the lawn. Big-box shopping, grocery stores, and new restaurants keep opening along Stadium Parkway and Viera Boulevard.
Sports
The USSSA Space Coast complex hosts youth baseball and softball tournaments most weekends, and the county runs youth leagues, tennis, and pickleball nearby. Many villages have their own fitness centers and courts.

Good to know: most Viera homes carry a CDD (community development district) assessment on the tax bill. Factor it into your monthly budget.
